Em muốn hỏi các mẹ trường hợp này của nhà em.


Trong HD có 1 vài điều khoản như sau:


1. MINOR REPAIRS: To be responsible for all minor repairs & replacement of electric light bulbs, tubes and other expendable items at its own expense up to Dollars One Hundred and fifty (S$150.00) per item. Such expenditure in excess of Dollars One Hundred and fifty (S$150.00) shall be borne by the Landlord unless such damage caused is due to Tenant’s negligence or non-compliance with the Tenant’s obligations in this Agreement.


2. REPAIR OF AIR-CON: To be responsible for the repair and replacement of parts in respect of the air-conditioning units installed at the said premises save where the same are caused by any act, default, neglect or omission on the part of the Tenant or any of its servants agents occupiers contractors guests or visitors.


3. MAINTENANCE: To maintain the said premises in good and tenantable repair and condition throughout the term hereby created. Tenant must fulfil the cleanliness of the unit upon handover of the unit.


Cứ 3 tháng định kỳ nhà em co làm aircon services cleanning và lần này xảy ra việc có 1 aircon trong phòng Master phải thay thế Chemical Flushing $120 và Replace Thermistor Sensor cũng $120. Top up gas cho cả 4 aircon trong nhà là $120.


Giờ nhờ các mẹ giúp em nếu làm tất cả mấy thứ trên thì em sẽ phải tra tiền hay chủ nhà sẽ trả ạ? Theo em hiểu thì em chỉ phải trả $120 tiền top up gas thôi đúng ko ạ?
